We integrate cost advice early in the design process.

Using independent cost estimators (ProCalc) and structured builder feedback, we test costs as the design develops. This allows us to refine layout, staging, materials, and construction approach before documentation begins.

This is different to designing everything first and then discovering the price. Our approach avoids rework, stress, and late-stage compromises. It gives you clarity before you commit.

We support you through the builder selection process.

If you already have a builder in mind, we are happy to work with them. If not, we help you shortlist reputable custom builders whose work, communication style, and values match your project.

We run a clear tender or Early Contractor Involvement process so you can compare scope, quality, and cost on equal terms. This ensures the builder you choose is a good fit, not just the first or cheapest option.

If we are engaged for Contract Administration, we act as an independent, impartial party under the building contract. Our role is to ensure that both the builder and the client follow the agreed terms. We review progress claims, respond to technical queries, assess variations, and help ensure the home is built according to the drawings and specifications. Our focus is on clarity, fairness, and maintaining the quality and intent of the design.

If you choose not to engage us for Contract Administration, we still provide support in a more limited way. All of our full design packages include eight hours for responding to RFIs (Requests for Information) during construction so you are not left navigating builder questions alone. If further support is needed, additional services can be added as the project evolves.

Either pathway ensures you have guidance and continuity through the build. The difference is simply the level of involvement and oversight you prefer.

Some sites require a planning permit and some do not. This depends on zoning, neighbourhood character overlays, bushfire ratings, and other site-specific controls.

We review all relevant planning triggers as part of the Home Masterplan Report. If planning is required, we manage the process. If it is not, you can move directly toward building permit documentation.
