Step 1 – Clarity
Start with a Clarity Call and book your fixed-fee Home Masterplan Report. Once booked, you’ll receive a link to schedule your On-site Briefing Session. This step will help us understand your goals, your site, and what matters most to your family.
Step 2 – Options
We visit your home for the On-site Briefing Session, document your brief, and prepare three tailored design pathways supported by ProCalc costings. In your in-person Options Review Session, we walk through your pathways together so you can compare design possibilities, budgets, and staging opportunities with confidence.
Step 3 – Certainty
After the Options Review Session, we refine a preferred or hybrid direction and meet online for your Design Action Session. Here we answer final questions, finalise your path, and outline how to begin the next design stage if you choose to continue.
This process gives you clarity before making any major decisions. Whether you proceed, pause, or explore staged works, you’ll have a clear roadmap for your home.

Site & Planning Review: A clear explanation of zoning, overlays, services and any constraints that may influence your options in plain English.
Inspiration Snapshot: A curated overview of style and materials so we begin with shared visual direction.
Three Tailored Design Pathways: The Dream, The Budget and the Goldilocks, three distinct ways to shape your home based on lifestyle fit, desired outcomes and budget ranges.

For renovation projects, existing floor plans (including realestate.com.au marketing plans) are usually sufficient. If no plans are available, a site measure may be required and will be confirmed with you before proceeding.

Typically, the process takes 3 to 6 weeks from your On-Site Briefing Session. This timeframe allows us to conduct a thorough site analysis, develop tailored design options, and provide detailed cost estimations, ensuring you receive a comprehensive and thoughtful report.

Absolutely. The Home Masterplan Report is ideal if you’re still in the early planning stage or not ready to build straight away. Many clients complete their Report 12–24 months before construction to plan ahead with confidence, and we actually recommend reaching out at least 12 months before you intend to build. This gives time to explore options, check council requirements, and refine your brief before design and documentation begin.

Not as standard. As a pre-design service, the Home Masterplan Report focuses on layouts, strategy, and budget clarity.
If 3D visualisations would help your decision-making, we can prepare these as an optional add-on.

For alteration and addition projects, we work from existing floor plans wherever possible. These may include council drawings, previous architectural plans, or marketing plans sourced from platforms such as realestate.com.au or similar. These are typically sufficient for masterplanning purposes and do not need to be dimensionally exact.
If no existing floor plans are available, an Existing Conditions Site Measure may be required. This is undertaken solely to the level of detail needed to support initial design advice and strategic masterplanning.
Site measures:
do not replace a formal internal and external survey by a licensed land surveyor, and
are not suitable for construction documentation, engineering, or permit drawings.

Our cost estimations include detailed construction costs using ProCalc software, as well as forecasts for consultant fees and contingency allowances. This comprehensive financial overview ensures transparency and aids in effective budgeting.

The Home Masterplan Report focuses on what matters most at the start - design strategy, project feasibility, and a clear path forward. It doesn’t include legal, financial, or structural reports. Those come later, once the direction is set.
Think of it as your strategic foundation: before spending thousands on specialists or quotes, the Report helps you understand what’s worth doing, what it might cost, and how to do it right. We’ll also guide you on when to bring in other professionals, so every step that follows is informed and intentional. -
Most clients come to us with a strong sense of how they want to live, but far less clarity around construction costs. If we only designed to the number you initially provide, we might never show you the version of your home that truly meets your functional and aspirational brief. Many clients later tell us they’re grateful to have seen what their “dream vision” actually looks like, even if they choose a smaller-scale option for now.
We include a range of options, including some that may be more expansive, to give you a clear, big-picture view of what’s possible. This helps you make confident decisions today without accidentally limiting your future possibilities.
You will always receive at least one option that sits comfortably within your current budget. After reviewing the concepts together, we then refine a hybrid version so that you end up with at least two options fully aligned with your budget and priorities. The broader options simply provide context, not pressure, and help ensure the design you choose genuinely reflects how you want to live.
Fees, Refunds & Availability

We understand that sometimes plans shift. You can cancel your Home Masterplan Report booking within 48 hours of purchase for a full refund. After that time, work may have already begun, and refunds will be managed in line with Australian Consumer Law.

The Home Masterplan Report is a fixed-fee service. In most cases, there are no extras. The only possible additional costs are:
Travel allowance if your project is more than two hours from our Hume City Council office ($250/hr incl GST, which doesn’t apply to most Greater Melbourne or nearby regions).
Site measure fee if no existing floor plans are available (around $1,500, confirmed with you before proceeding).
We’ll always let you know in advance if either applies.

We take on a limited number of Home Masterplan Reports each month to ensure every client receives the focus their project deserves.
Once you purchase your Report, you’ll receive a booking link to schedule your On-site Briefing Session at a time that suits you. Most clients find an available slot within 1–2 weeks of booking, with appointments available up to 30 days in advance.
If the month’s allocation of Reports has sold out, you’ll have the option to join the waitlist for the next available round — securing your place as soon as bookings reopen.
