If you’ve found the right property but are unsure how well it will support your long-term plans, the Pre-Purchase Masterplan Report provides clarity when it matters most. It helps you understand what the site can realistically support, what planning and renovation implications may arise, and whether the investment aligns with your lifestyle and financial goals.

1 hour Briefing Call with Audrey to discuss your intentions and review the property remotely
Site Analysis including a Before You Dig Australia search for services and constraints
Planning Scheme Review summarising zoning, overlays, and key approval considerations
Inspiration Snapshot to establish expected finish level and design direction
One Masterplan Diagram illustrating a potential layout or renovation strategy
ProCalc Opinion of Probable Cost for the proposed approach
Initial Project Budget including consultant allowances and recommended contingency

If you’d like to talk through early ideas, test feasibility, or gain clarity before committing to the design process, we’ll meet you on-site to discuss your goals and constraints. This session provides strategic guidance, not drawings or a full report.
Inclusions:
1.5 hour Architect Site Consult (Standalone On-site Briefing Session)
Discussion of opportunities, priorities, and practical considerations
Short follow-up email summarising key points and next steps
Any sketches created during the visit (if applicable)
If you later proceed with a Home Masterplan Report, you’ll receive a $450 credit, and this consultation will replace the On-site Briefing Session in that process — meaning we won’t repeat the site visit.

Inspiration Snapshot: A curated overview of style and materials so we begin with shared visual direction.
Three Tailored Design Pathways: Three Tailored Design Pathways: The Dream, The Budget and the Goldilocks, three distinct ways to shape your home based on lifestyle fit, desired outcomes and budget ranges. In some cases this also includes staged construction strategies where the full brief cannot be achieved within the available budget in a single build.
Cost Comparisons: Independent cost guidance for each pathway so you understand the implications of scope, materials and construction approach.
Complete Project Budget: A forecast of consultants, approvals and contingencies for a realistic view of total project investment.
For renovation projects, existing floor plans (including realestate.com.au marketing plans) are usually sufficient. If no plans are available, a site measure may be required and will be confirmed with you before proceeding.
