Each development pathway includes a ProCalc cost estimate tailored to the project type, construction method, and anticipated complexity. The Report does not include town planning drawings, detailed design, engineering documentation, or consultant applications. It also does not replace advice from a town planner or land surveyor. Instead, it equips you with the clarity and strategy you need before engaging those consultants.
Fees, Refunds & Availability

We understand that sometimes plans shift. You can cancel your Home Masterplan Report booking within 48 hours of purchase for a full refund. After that time, work may have already begun, and refunds will be managed in line with Australian Consumer Law.

The Developer Masterplan Report is a fixed-fee service. In most cases, there are no extras. The only possible additional costs are:
Travel allowance if your project is more than two hours from our Hume City Council office ($250/hr incl GST, which doesn’t apply to most Greater Melbourne or nearby regions).
Option extras you specifically request, such as 3D modelling or additional design options. All optional items are confirmed in writing before any work begins.
We’ll always let you know in advance if either applies.

We take on a limited number of Masterplan Reports each month to ensure every client receives the focus their project deserves.
Once you purchase your Report, you’ll receive a booking link to schedule your in-person Site Consult at a time that suits you. Most clients find an available slot within 1–2 weeks of booking, with appointments available up to 30 days in advance.
If the month’s allocation of Reports has sold out, you’ll have the option to join the waitlist for the next available round — securing your place as soon as bookings reopen.
