Your report is delivered within 10 business days. It gives you a practical basis for deciding whether the property is a good fit, what compromises may be involved and what the broader investment could look like. Faster turnaround may be available where purchase deadlines are tight.

This is early architectural cost advice, not a builder’s quotation, quantity surveyor’s estimate, lender valuation, or fixed construction price.

The service does not include a building or pest inspection, land or measured building survey, structural assessment, soil test, valuation, conveyancing, legal or financial advice, formal planning advice, a planning permit application, or confirmation that an authority will approve the illustrated approach. A 48-hour refund window applies. Please review the Pre-Design Services Agreement before booking for the full cancellation and refund terms, particularly where a purchase deadline requires us to begin work quickly.

The advertised fee covers the standard report inclusions. A site visit, urgent turnaround, specialist advice, additional design testing, or work outside the stated scope would only be undertaken if discussed and agreed separately. Third-party reports and consultant fees are not included.

Standard delivery is within 10 business days, and faster turnaround may be available. Because prepurchase decisions are time-sensitive and capacity is limited, contact us before booking if you are working toward an auction, offer expiry, finance date, or cooling-off deadline.

The Pre-Design Services Agreement sets out the scope, limitations, payment, cancellation terms and your consumer protections.
