The Home Masterplan Report is our pre-design strategy service. It is useful when you are deciding whether to renovate, extend, rebuild, stage the work, reduce the brief or reconsider the property altogether.
We compare distinct project pathways, explain the site and planning constraints we can identify at this stage, and provide early order-of-cost information for each option. The purpose is not to promise certainty before detailed design. It is to give you better information for the next decision.

How the process works
The process is structured, but the advice is specific to your home, site, priorities and available budget.
1. Start with a Clarity Call
Book a free 20-minute video call with Audrey to discuss the project, your current questions and whether the Home Masterplan Report is the right starting point.
2. Book your Home Masterplan Report
Once booked, you receive a link to arrange the site and briefing session. We also ask for any existing drawings, planning information and background material that will help us prepare.
3. Site and briefing session
Audrey visits the property to review the existing conditions and discuss how you live, what is not working, what may change and what you want the project to achieve. The session is typically about 90 minutes.
4. Report preparation
We investigate the brief, site constraints, planning context and alternative project directions. A report typically takes three to six weeks, depending on the property, information available and current workload.
5. Review the options
At the review meeting, we explain the report, compare the options and discuss your feedback. The aim is to identify a preferred direction or the questions that need further investigation before design continues.

The report brings together the information needed to make an informed early decision. Depending on the project, it includes:

• review of the site, orientation, planning controls and known constraints
• a summary of your priorities, lifestyle and long-term needs

• early order-of-cost information for each pathway
• a broader project budget allowing for consultants, approvals and contingency

The three pathways are commonly described as the Dream, the Budget and the Goldilocks. Where the brief and budget already align, the options may instead test different layouts or ways of living. After the review, a fourth Signature Strategy can combine or stage the preferred elements.
The report is not a planning approval, measured survey, detailed design or builder's quotation. It is an early decision-making tool. If existing plans are unavailable or unreliable, we will explain whether a site measure or survey is needed.
