What is a Developer Masterplan Report?

Building on the success of our Home Masterplan Report, we’re introducing a new service for our developer clients - the Developer Masterplan Report for projects from 2-6 dwellings.*

This initial stage is where we begin to weave inspiration, opportunities and constraints of past and place into your brand narrative.

A Developer Masterplan Report is the strategic piece that will give you clarity to move forward.

A Developer Masterplan Report is ideal for clients still deciding on:

  • Strategic Direction [sell, hold, or build],

  • Scope of Works [unit types and quantities],

  • Budget [how much do you choose to invest for the outcome]**,

  • Configurations [should the master suite be at the front of the house or on level 1], and/or

  • Professional Guide [who will lead you through this process).

**This report is available to non-residential developments upon application - however for projects of this nature a Quantity Surveyor Cost Plan is required at an additional expense.

It aligns site potential, planning considerations, architectural direction, and cost expectations — ensuring your project begins with confidence.

This is your roadmap for what to build, how to stage it, and how to approach approvals, before committing to major project costs.

Inclusions:

  • On-site Strategy Session (1.5 hrs): Walk the site together, discuss your goals, and clarify priorities for the development.

  • Site Analysis: Includes a Before You Dig Australia report to identify underground services and site constraints.

  • Planning Scheme Review: Zoning, overlays, neighbourhood character, and approval pathways explained in plain English.

  • Inspiration Snapshot: A curated look at architectural style, materials, and finish level suited to your intended market or resident type.

  • Three Development Pathways: Three Masterplan Diagrams testing: Number of dwellings and yield options (within the planning envelope), Configuration and dwelling placement, Relationships to open space, access, parking, and landscape edges

    One pathway will reflect your preferred yield and financial positioning.
    Two pathways will explore alternative dwelling mixes or site configurations for comparison.

  • Opinion of Probable Cost (ProCalc): Cost estimate for the budget-aligned pathway, supporting informed decisions early.

  • Complete Project Budget: Forecast including consultants, approvals, and contingency allowances — a clear financial roadmap.

  • Pre-application Council Meeting: Early discussion with Council to confirm feasibility and reduce approval risk.

What should I expect?

Every client and every design in our office is unique. The process of a Developer Masterplan Report is a tried-and-true system.

1. Book a Clarity Call

Book a Clarity Call to see if we’re a good fit for your project for the stage you’re at right now. If, once we’ve spoken, you decide to proceed with a Developer Masterplan Report as the next step we’ll proceed to Step 2. If you’re not quite ready, we’ll reach back out at a prearranged time (potentially weeks or months later) when you’re ready to chat again.

2. Engage Us For Your Developer Masterplan Report

The Developer Masterplan Report additional information and Fee Proposal will be emailed to you. We require the proposal accepted and fixed fee invoice settled in advance. Once this has occurred, we’ll send you a link to book a House Call with Audrey at a time that’s convenient to you.

3. Face-to-Face

During the Face-to-Face with Audrey at your office or a location convenient to you, we’ll investigate the existing conditions and go through your Brief in detail. This meeting is typically 1.5-2hrs in duration.

4. Relax

Relax. Over the next 3-6 weeks we’ll prepare your Developer Masterplan Report. If you have additional information or thoughts, you’re more than welcome to send them through during this time. When the report is ready, we’ll send a second meeting link so you can book an Online Client Design Review Meeting at a time that’s convenient to you.

5. Client Design Review Meeting

At the Client Design Review Meeting we will walk through every page of your report and hear your feedback. From here we will work with you to identify a scope of works to proceed with to the next stage.

 

What is Included?

The Masterplan Report is the first step in your development design project. We start putting on paper the architectural inspiration, site opportunities and constraints, and your market brief that will define your project - beginning the deep-dive into what inspired you to take this journey. This may also be referred to as a Feasibility Study, Asset Management Plan, or Spatial Analysis by some firms though the terms are not strictly interchangeable.

A Masterplan Report is a collation of a site analysis, inspiration images, spatial analysis diagrams (a.k.a. “Masterplans”) and topped off with an Opinion of Probable Cost to start the budget conversation.

Our Developer Masterplan Reports always present three options that provide a range of possibilities. These options reflect a sliding scale between meeting all your requirements and adhering to the specified budget. By presenting these options, we aim to provide you with flexibility and the ability to make informed decisions that align with your vision and financial considerations.
